(Please note, the structures added may not be for rental purposes, per The Trails bylaws.) Fees Community fees are $250/quarter or $1000 a year. That takes care of the fencing maintenance and yard work for the sides of the roads inside The Trails, and front entrance. Property taxes have varied over the last 7 years between $5800 a year and $6200 (yes, it’s gone up, then down, up, then down, averaging $6000.) Property insurance Living inland (north central FL) affords you maximum protection against hurricanes. Gateway to FL ' Another great thing about living in this area is that you avoid all the cheap hype so evident in the tourist traps around the state, yet you’re only 2 hours from Orlando, 2 hours to St Augustine and Jacksonville, 3 hours to the Ft Myers/Sanibel area – so fun in the sun is never far away! Weather Summers are hot, but the humidity levels vary. Everything is air conditioned, so it’s never really a problem. Winters (December through early March) can be cold, with temps running below freezing 20-30 nights a year (my experience). Spring is glorious and hangs around from March through mid May.
